SERVICE ENGINEERING GUIDE
Create finished spaces through coordinated execution and disciplined quality control. We connect material approvals, partition and ceiling work, finishes and service interfaces so that the installed environment matches the approved intent.
What we deliver in practice
Partitions & space preparation
Set out partitions and openings from approved layouts. Coordinate reinforcement, doors and service penetrations before closure; check interfaces affecting acoustic or fire-rated assemblies with the responsible specialists.
Partition inspections and concealed-work records.
Ceilings & coordinated services
Install ceiling systems with approved support and access details. Coordinate lighting, diffusers, cameras and access panels so service locations align with the reflected ceiling plan.
Ceiling coordination and pre-closure checklists.
Finishes, flooring & joinery
Execute approved flooring, wall finishes and joinery using accepted samples. Check substrates, transitions, alignment and protection of completed work; record product care and maintenance information.
Finish inspections and material/care schedules.
Room-by-room acceptance
Inspect finishes and integrated services by room or zone. Track defects to accountable trades, verify rectification and hand over spaces with clear records of any agreed outstanding items.
Room acceptance sheets and closed snag register.
The technology, explained
Mock-up & finish schedule
A mock-up demonstrates an agreed finish or assembly before repetition. The schedule records material, location and approved specification for each surface.
BIM coordination
A coordinated model helps identify spatial and information conflicts between trades. Model findings still require resolution through the project’s approval process.
Snag / defect register
Tracks an incomplete or nonconforming item with its location, owner and closure evidence. A status change alone is not proof of correction.
Reference architectures & design practices
Illustrative patterns for project discussions. Final topology, sizing, products and acceptance criteria are developed against your requirements. These are BrightGate concept diagrams, not vendor-certified designs.
Layered room coordination+
On smaller screens, scroll the diagram sideways to see all components.
The concept shows the layers that must be coordinated in a finished room. Approved samples and drawings govern materials and detailing; the order of work protects completed surfaces and leaves maintenance access available.
Design practices to apply
- Approve mock-ups before repeating finishes at scale.
- Inspect service interfaces before closing partitions.
- Use room-based snagging to prevent fragmented handover.
Systems, products & official references
Examples to evaluate during scoping. Selection, supported features, hardware and licences depend on the agreed solution; a product mention does not imply a certification or an included purchase.
Partition and ceiling assemblies
Systems follow approved performance requirements and manufacturer installation details.
Flooring, wall finishes & joinery
Product choices follow the finish schedule, accepted samples and maintenance requirements.
Room data sheets & coordination views
Coordinate services, materials and acceptance requirements for each space.

Acceptance evidence
Finish quality
Compare representative areas with approved samples and tolerances.
Coordination
Inspect doors, access panels and service interfaces.
Completion
Close room snags and reconcile care information and as-built records.
